HomeAdvance rent-to-own — move in before the downpayment is finished
Complete just 4 months of downpayment — paid upfront in one go, or by paying monthly for 4 months — then move in and lease the unit at a fixed monthly rate (minimum 6-month lease) while your remaining balance is processed for bank drawdown. Move-in cash-out is 1 month advance rental + 2 months security deposit + a ₱12,500 utility deposit. PMO turnover fees are free under the promo.

- DMCI's standard scheme across all three properties: 12% downpayment over 32 months, ₱30,000 reservation fee, with the current 1% special discount applied to the net contract price. This is the standing term, not a limited-time offer — DMCI renews it as a matter of course.
- What's actually time-limited here, then?
- Two things, both real: the HomeAdvance rent-to-own window, which closes December 31, 2026 per DMCI Memo PD-26-09-012, and Alder Residences’ remaining inventory — 3 units left, all on hold, and 2-Bedroom is the only floorplan DMCI still has available there.
- Does HomeAdvance apply to all three properties?
- Alder Residences and Allegra Garden Place qualify in full. The Oriana qualifies for North Tower units only — South Tower is still pre-selling and is excluded.
- Which one should I buy?
- Depends what you're optimizing for. Alder gives you the most space (67 sqm) but the fewest units left. Allegra gives you the lowest move-in cost and the widest selection of layouts.
