Location · F. Pasco Avenue, Santolan

What it is actually like
to live on F. Pasco

Satori Residences sits on F. Pasco Avenue in Barangay Santolan, Pasig City — the north-east corner of Pasig, where the city runs into Marikina on one side and Quezon City on the other. It is not a CBD address and it does not pretend to be one. What it has instead is a train station 530 metres from the gate.

LRT-2 Santolan Station is a nine-minute walk. That single fact is the whole argument for this address. From Santolan the line runs west through Katipunan, Araneta Center-Cubao and V. Mapa into Recto, and east one stop to Antipolo. If your working day ends anywhere along LRT-2 or its Cubao interchange with MRT-3, you get home without touching C-5 or Ortigas Avenue. Very few DMCI communities in Metro Manila are inside 600 metres of a rail station.

The rest of the day-to-day is close in. South Supermarket Pasig is 720 metres, SM Savemore 930 metres, SM Marikina 1.04 km and Sta. Lucia Mall 1.42 km. Eastwood City is 1.08 km — the nearest concentration of BPO offices, restaurants and cinemas, and the reason a good share of the rental demand here exists at all. For medical, St. Camillus Medical Center is 820 metres and The Medical City in Ortigas is 3.71 km.

For families with students, the school cluster is unusually strong for the price band: Ateneo de Manila is 2.62 km, Miriam College 3.11 km, and UP Diliman 4.78 km — all reachable via Katipunan without a highway. PSBA is 2.01 km.

Distances as published by DMCI Homes on the Satori Residences project page. Straight-line approximations — actual travel time depends on route and traffic.

The honest part

Santolan is a working district, not a master-planned enclave. F. Pasco and Amang Rodriguez are narrow, and at peak hours the stretch between Marcos Highway and the LRT station moves slowly. If you drive to work rather than ride the train, this address is a poor trade — BGC is 8 km away and Makati further, and both of those runs go through the worst of C-5 or EDSA. The train is the point; if you are not going to use it, you are paying for a location advantage you will never collect.

If your commute is Ortigas, BGC or Makati, look at Allegra Garden Place or Prisma Residences instead — both sit on Pasig Boulevard in Bagong Ilog, on the C-5 side of the city, which is a materially better starting point for those three. If Makati itself is the destination, Fortis Residences puts you inside it.

Satori Residences master plan showing the Amani, Hacana, Lana, Rahu and Yasu buildings and the central amenity core
The published master plan — Amani stands alone by the entrance; Hacana, Lana, Rahu and Yasu run in a line along the amenity spine.

Satori Residences is a five-building, high-rise community on a 29,170 sqm site, built in the Neo-Asian Minimalist line — flat planes, neutral stone and timber, and clipped landscaping rather than ornament. Every building carries DMCI's Lumiventt Sky Patios: the two-storey cut-throughs every few floors that let air cross the building instead of stopping at a corridor wall. In Santolan, in April, that is not a marketing line.

What is actually left

This matters more than any brochure line: 28 of the 30 units on the list are one-bedrooms. The other two are 55.5 sqm two-bedrooms — Lana 1412 at ₱6,254,000 and Yasu 620 at ₱6,680,000 — and both are marked On Hold, so ask whether either can be released. DMCI’s published full price range still runs to ₱8.8M.

The one-bedrooms come in four published layouts, and the difference between them is where they sit on the floor plate:

Across the 28 one-bedrooms the areas run 27.5 to 28 sqm and the prices ₱4,661,000 to ₱4,975,000. That total spread is ₱314,000 — 6.7% between the cheapest one-bedroom and the dearest. It is an unusually flat price list, and it changes how you should shop it: you are not choosing a budget here, you are choosing a floor and a direction.

The price-per-square-metre read

Per square metre, the one-bedrooms run ₱166,464 to ₱180,909, with a median of ₱169,491. Two things in that spread are worth knowing before you pick a unit, and neither is obvious from the price list.

The best floor area is a two-bedroom — if it can be released. Lana 1412, a 55.5 sqm 2-bedroom at ₱6,254,000, works out at ₱112,685/sqm, a third cheaper per metre than any one-bedroom. It is on hold. Among the one-bedrooms you can reserve today, the 28 sqm units from the second floor up at ₱4,661,000 (₱166,464/sqm) are the value pick.

The ground floor is the dearest floor area in the building. The 28 sqm first-floor units — Lana 104 and 112 and Yasu 104, 110 and 123 — are ₱4,975,000, or ₱177,679/sqm. The identical 28 sqm plan one floor up is ₱4,661,000, or ₱166,464/sqm. Same layout, ₱314,000 apart, one floor. DMCI prices these as garden units and the market often does not agree.

The same inversion runs all the way up. Yasu PH23 — a penthouse-level 27.5 sqm at ₱4,707,000 — is ₱268,000 cheaper than a first-floor unit twenty-two floors below it, and cheaper per square metre too (₱171,164 against ₱177,679). If you came here expecting to pay a premium for height, the list says the opposite.

Orientation and stacks

Of the 30 units, 15 are rear units facing north, 9 are rear units facing east, and 6 are front units facing north-west. The north-facing rear units are the ones to ask for: they take no direct afternoon sun and, being rear-facing, sit away from F. Pasco. The six north-west front units get the late sun on the glass — liveable with the Sky Patio cross-draft, warmer than the rest. The east-facing rear units get morning light and are cool by mid-afternoon; nine of Yasu’s fifteen are in that stack.

Every building has basement parking — two levels each except Amani, which has one. Parking is transacted separately from the unit and is not included in any price on this page.

What earns its keep

Three separate pools. A lap pool, a lounge pool and a kiddie pool with a slide, not one basin doing three jobs. At this price band most mid-market condos give you a single pool and call it a resort. The lap pool is the one that matters if you actually swim — it is marked and long enough to use, and it is lit at night, which is when most working residents get to it.

The Sky Patios. Lumiventt is DMCI's cross-ventilation system, and every one of the five buildings has it. Two-storey openings cut through the building let air move across the floor plate instead of dead-ending in a corridor. In Santolan, where the afternoons are still, that is a real reduction in what you spend on air conditioning.

A convenience store on site, plus a laundry station and a water station. Small things, but at 530 metres from a train station and 720 metres from a supermarket, the estate is genuinely walkable for daily needs.

Subscription-free fibre internet. DMCI has published this for Satori specifically — units are provided with commercial-grade fibre access. For anyone working from home or renting to BPO staff from Eastwood, it is a differentiator that most competing buildings in the area do not have.

What is oversold

The amenity list is per estate, not per building. Read DMCI's list and you will count a roof deck, a sky lounge, a gazebo, grill pits, a picnic area and a jogging path. There is one of most of those, shared by residents of five towers across 29,170 sqm. That is not a complaint about the build — it is standard for a community this size — but do not price the roof deck as though it is yours.

“Pool water slides” is a kiddie-pool feature, not a waterpark. It is a short slide into the shallow basin. Lovely for a five-year-old; irrelevant to everyone else.

The multi-purpose court is a basketball court. DMCI lists “multi-purpose court” and “multi-purpose area” as separate amenities, which reads like two facilities. On the ground it is one outdoor court and one indoor function room.

Payment Terms Compared

12% Spot DP vs 5% Low Spot DP vs Home Advance

Three ways into the same unit at Satori Residences. The 5% low spot downpayment is the lightest entry cost of the year — and it hands the bank ₱278,728 more to carry, which at an indicative 8.5% over 20 years works out to about ₱2,419 more every month, or roughly ₱580,528 more paid over the term. Home Advance keeps the smaller loan, carries the lightest monthly downpayment of the three, and is the only one that gets you into the unit before the bank releases anything.

  • 12% spot DP — one payment, bank carries 88%. Move in after bank drawdown. No discount applies to a single spot payment; the 1% is tied to spreading the same 12% over 32 months, and DMCI’s standard ladder goes further — 30% down takes 4% off, 40% takes 5%, 50% takes 6%. See the full ladder.
  • 5% low spot DP — 2% discount, payable over 12 months, but the bank then carries 95%, so the amortization is the highest of the three. Chinabank or BPI only.
  • Home Advance 12% / 32 — 1% discount, downpayment over 32 months, bank carries 88%, and you can move in from month 4, before drawdown. Lowest long-run amortization.

You own the unit from Day 1 on all three — the Home Advance lease buys occupancy of a unit already in your name, not a chance to buy it later. The full three-way breakdown, computed on a real unit →

The verdict · who this address is for

Who Satori suits —
and who it does not

It suits you if…

  • You commute by train. LRT-2 Santolan is 530 metres from the gate. If your office sits on that line or at the Cubao interchange, this is one of the few DMCI addresses where you can genuinely leave the car at home.
  • You are buying to rent out. Eastwood City is 1.08 km, Ateneo 2.62 km and UP Diliman 4.78 km. A 27.5 sqm one-bedroom at ₱4,661,000 in walking distance of a station is the exact unit that BPO staff and postgraduate students look for, and it is the only size Satori has left — which is a problem for buyers and an advantage for landlords.
  • You want to move in this year and your ceiling is ₱5M. Satori is finished — DMCI's own site progress log ends at 99.54% in October 2024, and the buildings turned over between February 2023 and August 2024. There is no waiting and no construction risk left to price.

Look elsewhere if…

  • You need two bedrooms. Only two 2BRs are on the list, and both are on hold. This is the hard constraint at Satori.
  • You drive to Makati or BGC daily. BGC is 8 km and Makati is further, both through C-5 or EDSA at their worst. You would be paying for a rail advantage you never use.
  • You want a ground-floor unit at a discount. At Satori the first floor is the most expensive floor area in the community — ₱177,679/sqm against ₱166,464 one floor up. If the garden level is what you want, expect to pay for it.

Entry prices, medians and unit counts computed from DMCI’s October 1, 2026 availability list. Median ₱/sqm is the median of every publishable available unit at that property.

Satori Residences is the cheapest way into a DMCI Homes condominium anywhere in Pasig City — and it is the cheapest floor area too. Of the eight Pasig DMCI properties with stock on the current list, Satori has both the lowest entry price (₱4,661,000) and the lowest median price per square metre (₱169,491). Nothing else in the city does both.

The plain verdict

Satori is a finished, well-ventilated, genuinely walkable estate whose one real advantage — a train station 530 metres away — is worth more than its address sounds. It is priced accordingly and it is priced honestly: the cheapest entry and the cheapest floor area in Pasig, with a total spread of only 6.7% across every available one-bedroom.

The catch is the inventory, not the building. Twenty-eight one-bedrooms is what is open, plus two two-bedrooms on hold. That makes Satori an excellent buy for a single professional, a couple, or an investor — and simply the wrong building for a family, no matter how good the numbers look. If you are the first sort of buyer, the units to ask about are the north-facing rear one-bedrooms from the second floor up at ₱4,661,000 — and, if you need room, whether Lana 1412 (55.5 sqm 2BR, ₱6,254,000) can be released.

Frequently Asked Questions

Questions buyers ask

Where exactly is Satori Residences located?

Satori Residences is on F. Pasco Avenue, Barangay Santolan, Pasig City — the north-east corner of Pasig, where the city meets Marikina and Quezon City. It is a five-building DMCI Homes community on a 29,170 sqm site. LRT-2 Santolan Station is 530 metres away, South Supermarket Pasig 720 metres, Eastwood City 1.08 km and SM Marikina 1.04 km.

Is Satori Residences ready for occupancy or still pre-selling?

Satori Residences is ready for occupancy. Construction is complete — DMCI's own site progress log ends at 99.54% in October 2024 — and all five buildings have been turned over. Turnover dates on the units still available run from February 2023 to August 2024, so there is no waiting period and no construction risk left. You can move in as soon as the purchase closes.

What unit types are available at Satori Residences right now?

Mostly one-bedrooms. DMCI's October 1, 2026 availability list has 30 units: 28 one-bedrooms of 27.5 to 28 sqm, priced from ₱4,661,000 to ₱4,975,000, and two 55.5 sqm two-bedrooms at ₱6,254,000 and ₱6,680,000 that are both marked On Hold. DMCI's published full price range still runs to ₱8.8M. If you need two bedrooms you can reserve today in Pasig, Prisma Residences and Allegra Garden Place both have them.

How far is Satori Residences from the LRT-2 Santolan station?

530 metres — about a nine-minute walk from the gate. That is the single strongest feature of this address. From LRT-2 Santolan the line runs west through Katipunan, Araneta Center-Cubao (where it interchanges with MRT-3) and V. Mapa into Recto, and one stop east to Antipolo. Very few DMCI Homes communities in Metro Manila sit inside 600 metres of a rail station.

What is the price of units at Satori Residences?

Units at Satori Residences run from ₱4,661,000 to ₱6,680,000 on DMCI's October 1, 2026 availability list, across 30 units — 28 one-bedrooms of 27.5 to 28 sqm (₱4,661,000 to ₱4,975,000) and two 55.5 sqm two-bedrooms on hold. Per square metre the one-bedrooms run ₱166,464 to ₱180,909, with a median of ₱169,491. Those are DMCI list prices before any promo discount; closing fees are exclusive and parking is transacted separately.

Which building at Satori Residences has the most available units?

Yasu, with 15 of the 30. Lana has 10, Rahu 3 and Hacana 2; Amani has none left. Yasu and Lana are 15-storey buildings with two basement parking levels each; Hacana and Rahu are 14 storeys with two basement levels; Amani is 15 storeys with one.

Why are the ground-floor units at Satori Residences more expensive per square metre?

Because DMCI prices them as garden units. The 28 sqm first-floor units at Satori — Lana 104 and 112, and Yasu 104, 110 and 123 — are ₱4,975,000, or ₱177,679 per square metre. The identical 28 sqm plan one floor up is ₱4,661,000, or ₱166,464 per square metre. That is ₱314,000 more for the same layout, one floor lower. The inversion runs the full height of the building: Yasu PH23 at penthouse level is ₱4,707,000, which is ₱268,000 cheaper than a first-floor unit twenty-two floors below it.

Is Satori Residences the cheapest DMCI Homes condo in Pasig?

Yes, on both measures. Of the eight DMCI Homes properties in Pasig City with units on DMCI's October 1, 2026 list, Satori Residences has the lowest entry price at ₱4,661,000 and the lowest median price per square metre at ₱169,491. The next cheapest entry is Prisma Residences at ₱4,802,000, then Allegra Garden Place at ₱5,266,000, Sheridan Towers at ₱6,334,000 and The Valeron Tower at ₱6,990,000.

Which unit at Satori Residences is the best value?

Among the units you can reserve today, the 28 sqm one-bedrooms from the second floor up at ₱4,661,000 — ₱166,464 per square metre, the lowest rate for a one-bedroom here. The cheapest floor area on the list is a 55.5 sqm two-bedroom, Lana 1412 at ₱6,254,000 (₱112,685 per square metre), but it is marked On Hold; ask Ina whether it can be released. Avoid the ground-floor units unless you specifically want the garden level — they are the dearest one-bedroom floor area at ₱177,679 per square metre.

Is Satori Residences available for rent-to-own (Home Advance)?

Yes. Satori Residences in Pasig City qualifies for DMCI Homes' Home Advance (Rent-to-Own) program, so you can move in now and pay your balance later instead of waiting for full bank financing. Monthly HomeAdvance lease starts at PHP 9,000 for a 1-Bedroom. To pre-qualify you complete 4 months of downpayment, either paid in advance or monthly (qualifying after the 4th payment). Promo validity October 1 to December 31, 2026, per DMCI memo PD-26-09-012.

How much is the Home Advance / Rent-to-Own monthly and move-in cost at Satori Residences?

At Satori Residences, the monthly HomeAdvance lease rate for a 1-Bedroom — the only unit type currently available — is from PHP 10,000/month, with a one-time move-in cash-out of PHP 39,500. That cash-out is 1 month advance rental plus 2 months security deposit plus a PHP 12,500 utility deposit; PMO turnover fees (joining fee and water service deposit) are free under the promo. Minimum lease is 6 months.

Do I own the unit from Day 1 under Home Advance at Satori Residences, or am I just renting it?

You are the buyer from Day 1. Home Advance at Satori Residences is not a rent-first arrangement — you reserve and sign a Contract to Sell on that specific unit before any occupancy begins, and every peso of your downpayment is equity in that purchase. The unit leaves the market the day you reserve and your price is locked at your contract price. There is no later conversion step and no separate approval needed to make you an owner, because you already are one; the only approval remaining is the bank loan on the balance, which every buyer on every payment term goes through. The Home Advance lease covers occupancy of a unit you have already bought while the balance is processed for bank drawdown, and that lease payment is not credited to the purchase — your ownership runs on the downpayment, in parallel.
