The studio has the lighter monthly, so it reads as the affordable choice. Measured per square metre it is the more expensive of the two — ₱173,600 against ₱137,633 for the two-bedroom. Small units almost always carry a premium per sqm, because the cost of a kitchen and a bathroom is spread across less floor area.
The gap between them is about ₱7,941 a month over 32 months. For that, you go from a 30 sqm studio finishing in late 2027 to a finished 54.5 sqm two-bedroom you can move into now — and stop paying rent somewhere else while you pay it off.
Both figures use the same terms: 12% downpayment over 32 months, ₱30,000 reservation, 1% discount applied. Each is the lowest-priced available unit in its type; higher floors and better views cost more.

Measured the way that actually strips out unit size, Oriana North is the cheapest of the three — ₱137,633 per sqm against ₱140,873 at Allegra and ₱146,522 at Alder. Its monthly is nearly identical to Allegra's, and its HomeAdvance move-in cash-out sits between the two at ₱57,500.
Alder still wins on raw floor area at 67 sqm, and Allegra still has the lowest move-in cost and the widest unit selection. But sqm-for-sqm, the North Tower is the buy — and remember, this comparison and HomeAdvance both apply to North Tower only. The South Tower is still pre-selling and does not qualify.

The Oriana has the largest inventory of any property on this website — 1,018 units — and they are split across two towers that are not the same product at all. Get this straight before you look at anything else:

So the honest headline is this: if you want to move in now, the North Tower is two-bedrooms from ₱7,501,000 — plus a single 29 sqm one-bedroom (North 1906B) at ₱5,109,000 and one studio on hold. The ₱5.2M studios everyone quotes are in South Tower, which completes in November 2027. Any listing advertising “move-in-ready from ₱5M” at The Oriana is mixing the two towers together.
DMCI publishes North Tower at 54 residential levels over seven basement parking levels. They do not publish a residential level count for South Tower, so neither will I — ask for the building plan on the specific unit.

Two things stand out. First, the 1BR is worse value per square metre than the studio — ₱184,803 against ₱183,306 — so you are paying a premium for the partition, exactly as at Sage. Second, the two-bedroom is 22% cheaper per square metre than either small cut, and there are 604 of them.
The single cheapest square metre in the whole development is a 70 sqm two-bedroom in South Tower (1225) at ₱8,729,000 — ₱124,700 per sqm. That is among the cheapest floor area of any DMCI property featured on this website, below Sonora Garden Residences (₱127,179) and Prisma (₱130,268). If you are buying floor area rather than a move-in date, that unit is the answer — and it hands over in November 2027.

390 metres to a rail station is the closest of any property on this website — closer than Sage Residences (760 m to MRT Boni) and Anissa Heights (700 m to LRT/MRT Taft). LRT-2 runs straight into Araneta City and on to Recto; two colleges and a hospital sit inside a kilometre; Ateneo and Miriam are under two. That is a walk-to-rail, walk-to-campus address in Quezon City with 1,018 units to choose from.
Aurora Boulevard carries the LRT-2 viaduct overhead, and that is noisy and visually heavy. Project 4 is a mature, dense QC district — convenient and unglamorous. Lower floors on the Aurora side get the worst of the road and the train; ask specifically which elevation and which floor before you reserve, and go and listen from the actual unit.
The Honest Read
The verdict. The Oriana is the best-connected property on this website and it has the deepest inventory, which is a rare pairing. Split the decision by tower. If you need to move in now, it is a North Tower two-bedroom from ₱7,501,000 — and that is genuinely good value for a finished unit 390 m from rail. If you are buying floor area and can wait until November 2027, ask for the 70 sqm South Tower two-bedroom at ₱8,729,000: at ₱124,700 per square metre it is the cheapest floor area DMCI is selling anywhere in this line-up. What I would not buy here is the one-bedroom — it costs more per square metre than the studio beside it and 29% more than the two-bedroom, and it is the one tier where the arithmetic works against you.

You are the buyer from Day 1. Home Advance at The Oriana is not a rent-first arrangement — you reserve and sign a Contract to Sell on that specific unit before any occupancy begins, and every peso of your downpayment is equity in that purchase. The unit leaves the market the day you reserve and your price is locked at your contract price. There is no later conversion step and no separate approval needed to make you an owner, because you already are one; the only approval remaining is the bank loan on the balance, which every buyer on every payment term goes through. The Home Advance lease covers occupancy of a unit you have already bought while the balance is processed for bank drawdown, and that lease payment is not credited to the purchase — your ownership runs on the downpayment, in parallel.
